Selling Your Property With A Price

The usual method of sale that brings both conditional and unconditional offers forward is the Private Treaty approach.

This is an ideal method of sale for many, however the price and market needs to be correctly assessed by your agent.  This is achieved in the appraisal of your property.

Selling Your Property Without A Price

Sale by Auction:

Listing your property for sale by Auction is an effective method which gives you; the Vendor, the advantage of working towards a set date.

There is no price deterrent and the purchaser is able to focus on his/her needs and the benefits of owning the property. No buyer can say the property is too expensive or too cheap before or whilst viewing. Without a price buyers can become emotionally involved.

You, the Vendor, take the initiative and set the Terms and Conditions for the sale - you maintain control.

An Auction promotes urgency due to a specified time frame - a date is set by which decisions must be made. Auction day ensures buyers make a decision.

There is an immediate sale and deposit. Interested parties must be able to purchase on an unconditional basis on the day of the Auction.

There is a fee for the Auctioneer.

If your property is not sold at Auction, the programme effectively enters a 'Tender' phase in that conditional offers can be considered as well as unconditional offers.

Sale by Tender:

This method of sale is a private way (sealed envelope) in which to receive offers, unlike the public nature of an Auction.

The significant feature of this process is that it affords both you as the Vendor, and alsothe buyers, absolute confidentiality and time for consideration.

Interested parties may submit either conditional or unconditional offers for consideration on the Closing Date for Tenders.

Selecting an Agent

Be careful about appointing an agent simply because they gave you the highest price for your property.  Select your agent based on the above characteristics and then discuss with that agent your asking price.

Buying a home is emotional.

 

Buyers are influenced by its atmosphere.

 

The appearance on the outside followed by the mood on the inside.

 

Spending thousands of dollars in renovations is not always necessary.  In fact, do not count on major improvements to increase the price by the cost of the improvements.

 

The first impression of a home will be on the outside.  First impressions count.  So even though it may be gorgeous on the inside, buyers are likely to remember their first impression first.  A lot of buyers will just want to look from the outside.  So it is important to give a good first impression.

 

When we live in a home, we tend to overlook its little faults.  So stand in the street and look at your home as if you were seeing it for the first time.  See it through buyers’ eyes.  Does the garden need weeding?  The lawns need mowing?  Does the front door need sweeping out – what about cobwebs and are the windows clean.  All these things make a difference.

 

Pots of colour create a homely look; ask at your local nursery for advice.  Planted at or near your front door and close to the street will give the biggest impact.

 

You want buyers to fall in love with your home, so give your home that loved look.

 

In winter keep the house warm – a log fire invites a cosy atmosphere.  In summer keep the house cool.  Make sure the home is fresh – open curtains and windows, accentuate natural lighting.  Use fragrances to remove bad odours.  Fresh flowers are always best.

 

Natural and artificial lighting combine to create a mood or feeling in your home that the buyer feels the moment he or she walks in the door.

 

Before I show your home, walk through the rooms with an eye for creating a pleasing ambience through lighting.  Arrange furniture to take advantage of a pleasant view and turn on some lamps in any dark corners.

 

Make sure bathrooms and kitchen are spotless, add fluffy fresh towels and remove unnecessary clutter.  A book beside the bed, slippers on the floor, a teddy bear on the bed are acceptable and quite expected – dirt not.  Well made beds with warm quilts, lots of pillows and maybe a lamp increase the emotional feeling of comfort in a bedroom.

 

Homes with warmth are the most attractive and appealing.
